Why Instruct Welsh Counties Surveyors?

You may have already carried out some research into the property you intend to purchase, but there is nothing like an experienced inspection by a qualified Building Surveyor. RICS research estimates that one in five buyers who did not commission a survey find they need to spend an average of £5,750 dealing with defects that they did not know about. A Residential survey will almost certainly draw your attention to defects that you didn’t know existed, or the seriousness of which you may not have appreciated. In some cases, you may decide not to buy at all. Suddenly a modest investment of typically less than £600 becomes money well spent when protecting what is most probably your biggest asset.

Do not be confused by the valuation survey your bank or mortgage lender provides. This is an inspection carried out on behalf of your mortgage provider to determine financial risk; i.e. three comparable property prices sold within recent years to support the purchase price. Your mortgage lender will probably ask you to pay for the valuation but may not always send you a copy of the report. A valuation is not a detailed survey and you should not rely on it. Please note that we do not undertake valuation work and only carry out residential property surveys.

Many surveying companies are now using a phone or tablet device to complete the inspection and report on site. Although suitable for their application, such software programs mostly provide generic descriptions and advice. Welsh Counties Surveys Ltd was established to provide our customers with a bespoke service from instruction to the completion of the conveyancing process. Our reports and searches are procured from within the office, with access to better research and resource facilities.  We believe this method provides a more measured interpretation of specific building defects and possible remedies.

Please be assured that the ‘costs of the survey’ provided on the Booking Page is the total cost you pay. Once instructed, our office will arrange access for the inspection and provide updates (as requested) from the RICS BSc (Hons) qualified senior Building Surveyor that carries out your survey. Furthermore, a photographic record and a re-instatement cost for your household insurance company is included in your survey for no additional fee.
